Lets dive into why its important to have a pre-approval letter completed PRIOR to going house shopping. Why is this important? Everyday we all walk around with our wallet which we use to go grocery shopping, to get gas for our cars, etc. Without our wallet we cannot shop for these items. Homebuying is the exact same way. You need a pre-approval from a mortgage lender to determine how much buying power we have in our home-buying wallet!

KNOW YOUR BUDGET: Get the exact price range for your budget! As an example; say you are looking for a house and you feel the price range should be $500,000. However, after meeting with a mortgage lender they find out you can actually search for houses up to $650,000 based off credit, along with other factors such as income, debt to loan ratio and

BE PREPARED TO MAKE AN OFFER: You start looking online, find a couple of potentials and reach out to me, your agent! The first thing I am going to ask is are you financing or paying cash? Because when you fall in love with that house and want to make a strong offer the pre-approval letter is included and pretty standard practice. If it is done backwards and we have to wait to get the pre-approval it takes time and in today's hot market you could loose that dream house to another buyer. This saves you a lot of time and heartache.
